Provide individual price breakouts for HVAC and plumbing phase. Breakdown as: Package 3, Package 4, Package 5, and CVICU.

PROJECT PHASING AND COORDINATION:

• Emergency Department (ED): Expansion and continuity; maintain minimum of three operational exam rooms during work.

• Cath Lab: Renovation split into four sequenced phases, starting January 2026, to ensure access and minimize downtime. Close coordination is required for mechanical, electrical, and plumbing (MEP) sequences and ceiling height constraints.

• ICU & CVICU: ICU expansion features early release for CVICU (anticipated start November), with patient rooms added and critical code-compliant exits and smoke barriers integrated.

• MEP and Logistics: Above-ceiling coordination, use of BIM, and careful planning for low floor-to-floor heights enable safe and efficient installation.

ANTICIPATED WORK HOURS: The work hours for the VHC Corner Addition Interior Fit Out & Renovation project are detailed in the RFP and Project Manual. Core site work must be performed during normal business working hours (Monday through Friday) as established by the Owner, unless otherwise indicated. Any work in public corridors, areas outside construction barriers, or disruptive activities (such as utility shutdowns, noisy work, or major deliveries) must be coordinated with the Owner and typically scheduled for off-hours, early mornings, weekends, or as required to avoid impacting hospital operations. Contractors are expected to include costs for off-hours work in their base bid and coordinate all schedules with the Owner before executing any work outside normal business

Project Description:

The VHC 1625 Corner Addition Interior Fit-Out and Renovation project consists of phased renovations and new construction within an actively operating hospital at 1625 N. George Mason Drive, Arlington, VA. Scope includes demolition; expansion and fit-out of the Emergency Department, Cath Lab, ICU, and CVICU; architectural, mechanical, plumbing, fire protection, electrical, and specialty systems installation; infection control barriers; coordination with ongoing hospital operations; and restoration of any disturbed areas. All work must comply with strict hospital safety and access protocols, including off-hours construction in sensitive locations.
