This project is the second of multiple phases to redevelop the area known as College Hill Courts. Phase IIA/B consist of 1 building with 144 total apartment units.

Site is approx 2.92 acres.  Scope includes site excavation and grading, site demo, new site storm, underground detention (StormPrism or Equal), site utilities, hardscape, pavers including pedestal pavers over waterproofing at podium, landscape, fencing, playground equipment, site furnishings, amenity pergola "Stur Riva" with aluminum infill and cedar, asphalt driveway, curb & gutter, HC concrete paving, site demo, clear & grub, excavation and shoring as required, site retaining walls, site fencing,  Aggregate Piers/Ground Improvement Systems under spread footings(if required), SOG, Fdn walls, columns, shearwalls, post-tensioned podium slabs, CMU masonry, brick masonry, structural steel and misc steel, stairs and railings, wood framing/sheathing, (metal framing under podium) interior millwork and trim at units, public space millwork, foundation waterproofing, horizontal waterproofing at Amenity Deck, Intumescent coatings at steel, TPO roofing, fiber cement siding, continuous insulation, composite metal panels, insulation,  air barriers, doors and frames, storefront, residential window systems-vinyl, unit and public floor and wall finishes, drywall, metal stud framing,RC-1, ceilings, interior and exterior painting, pre finished canopies, misc specialties, residential appliances, unit cabinets/countertops(quartz), solid surface window sills, furnishings, window treatments, elevator, trash chute, plumbing, radon systems, HVAC, Fire Protection, Electrical, FA, with LV as required.
