Tenant fit out of shell space

All furniture and equipment provided by owner.

GC will install some shelves only. 

Vinyl trim ( half wall) will be provided by Owner and installed by you. 

Painting logos and images will be done by the owners artist. 

Bathroom should have tile on the wall as per city regulations.

Please see the following info as per Landlord with what is now in the location

  1. The water meter for Suite 80 has already been installed.

  2. The existing 400 amp disconnect and meter sockets that previously serviced Suite 40 will be split into two 100-amp services when we know where the new breaker panel is going to be located. A transformer may be needed in the space as it has been required with the existing tenants.

  3. There is an existing gas line already in the space which leads to the exterior of building. GRU will supply the tenant with a meter if necessary.

  4. The interior floors are finished concrete and will need to be cut to tie into the existing sanitary line.

  5. A grease trap interceptor will need to be installed inside the retail space as part of the plumbing rough in.

  6. There is an existing sprinkler system in the space that is tied into to the overall sprinkler system in our building. Modifications will be necessary by the tenant to meet code and to adapt to building design requirements.

  7. There is an alarm device panel in the space to connect speakers, smoke detectors, etc. into our main fire panel which is Honeywell Notifier.

Our building’s HVAC system run off a cooling tower on the roof. There is a heat pump in the retail space already that is connected to the cooling tower. There is no existing ductwork.
